About 36.5% of Salvadorans live in poverty, restricting access to financing or homeownership; average homes now cost $175,000-$250,000 in urban areas, far beyond most incomes, forcing reliance on renting or overcrowded living. As the densest country in Central America, urbanization drives demand, but decades of underdevelopment and low construction rates (exacerbated by past gang violence) have left a supply gap; new builds often target wealthy or foreign buyers, sidelining low-income needs.
The project would house approximately 200-250 people, providing safe, affordable homes to low-income families who might otherwise live in overcrowded or substandard conditions (39% of households face overcrowding).This directly improves living standards, health, and security for these households.
A small-scale project could serve as a pilot to test cost-effective construction methods or innovative financing (e.g., microloans or subsidies), which could be scaled up to address the broader deficit. Successful execution could attract further investment from NGOs, the government, or international partners. Construction could create local jobs and stimulate the economy.
