Challenges and Lessons LearnedHigh cost and unstable supply of building materials
One of the biggest obstacles is the rising and unpredictable cost of materials like cement, steel, tiles, and timber. These price increases make it difficult to maintain budgets for “safe” or quality housing projects, often forcing builders to compromise on materials or design standards.
Limited access to serviced land and infrastructure
Many construction projects struggle because suitable land is either not well planned or lacks basic infrastructure such as roads, water, drainage, and electricity. When developers have to provide these services themselves, the cost of building safe housing increases significantly and slows down projects.
Weak construction capacity and skills gaps
There is often a shortage of adequately trained engineers, contractors, and skilled workers, especially in rural and fast-growing urban areas. This can lead to poor workmanship, unsafe structures, and inconsistent quality control in housing projects.
